The COO of Multifamily Residential will oversee daily operations of a growing portfolio of Class A and B market-rate and subsidized rental properties across multiple states. This role involves managing property staff, operations, and resident relations to optimize asset values, rent growth, expense management, and resident satisfaction. A positive attitude, problem-solving skills, and a sense of ownership are essential.

Responsibilities:

  • Supervise all property operations and provide thorough training to property staff.
  • Oversee financial performance, analyzing and summarizing operating budgets, monthly financials, weekly progress reports, and other key performance indicators (KPIs).
  • Ensure resident activities (move-ins, move-outs, renewals, collections, etc.) comply with lease agreements.
  • Facilitate resident relations and respond professionally to service requests and queries.
  • Maintain exceptional living conditions for all residents.
  • Promote sound property management principles and provide continuous support to property staff.
  • Fulfill Property Manager duties as needed based on business demands.
  • Ensure properties remain in excellent physical condition.
  • Collaborate with upper management to develop company policies and long-term goals.
  • Develop and coordinate marketing and leasing efforts.
  • Manage service contract negotiations and implement purchasing and expense control strategies.
  • Interview, hire, and train employees.
  • Address and resolve employee complaints and conflicts with Human Resources support.
  • Oversee capital projects, implementing large-scale improvements to the portfolio.
  • Collaborate with Finance, HR, and IT to implement new processes and software solutions.

Requirements:

  • 7-10 years of upper management/executive experience in residential property management.
  • Extensive experience in financial management, project management, leasing, and facilities maintenance.
  • Bachelor's degree required; Master's in Business, Finance, Management, or related field preferred.
  • Willingness to travel 30-50% of the time as needed.
  • Proficiency with technology and experience implementing processes and software solutions.
